For #MortgageTermTuesday today we look at some #homeownership options you may not be aware of; Assumable Mortgage and Lease Purchase. An assumable mortgage is not a typical option but may be attractive to buyers when mortgage rates are high. Plus, closing costs are considerably lower than those associated with traditional mortgages. However, if the owner has a lot of equity in the home, the buyer may need to pay a substantial down payment or secure a new loan for the difference in the sale price and the existing mortgage. In addition, it's important to know not all loans are assumable, and even if it is, the buyer must still qualify with the agency and lender. If the benefits outweigh the risks, an assumable mortgage might be the best option for homeownership. A lesser known option is called lease purchase. This option is great for homeowners who want to secure a potential buyer without having to put the property on the market. After paying an upfront fee, the tenant gains the right to buy the home at the end of their tenancy, often for a preferential price.
